Q. Where is the office building located?

A. 388 Suites is located at 388 East Main Street in Branford, just a ¼ mile from I-95/Exit 55,

Q. What amenities are close-by?

A. Within a few minutes’ walk you can get to Café Fiore, an Italian restaurant, the Parthenon diner, The Grey Goat Farmtique, Brother’s Deli and Pizzeria, Branford Wine & Spirits, Mobil and Gulf gas stations/ convenience stores, and Dunkin Donuts.  Less than a 5-minute drive away are dozens of other stores and businesses, such as Planet Fitness Gym, the Chowder Pot, Stop and-Shop supermarket, fast food stores, drug stores, and much more.

A. There is plenty of parking available.

Q. How much office space is available?

A. We have a variety of spaces available, ranging from single offices, office suites, and the largest space would be an entire floor.

Q. Is a long-term lease required?

A. Good question, some space is leased month-to-month while other space requires a lease term which typically runs from one year to five years.

Q. Are utilities included in the lease or an extra charge?

A. Some offices have the utilities included in the lease while some have electricity as the only extra charge.

Q. How many tenants occupy the property?

A. The total number of tenants typically fluctuates between 15 and 20. 

Q. How many different tenants are at the property?

A. 388 Suites has between 15 and 20 tenants. Many tenants are solo entrepreneurs while the largest tenant has a staff of 8 people.

Q. What type of clients occupy the building?

A. The building has a variety of professional tenants. A few examples are therapists, psychologists,  accountants, financial services, marketing agencies, software companies, cosmetologists, as well as individual professionals and entrepreneurs.

Q. How many people visit the building per day?

A. Combining tenants and their clients, between 70 and 100 people visit the building each day. 

Q. Does the building have an elevator?

A. Currently there is no elevator but there are plans to install one if it is a requirement for a new tenant that occupies a large area with a long-term lease.

Q. Is there an opportunity for my business to install road signage?

A. Absolutely. With a traffic count of around 18,000 cars per day the property is an excellent place to install your company signage and gain lots of exposure. Located at a traffic light corner adds an extra bonus to the exposure.

Q. Is there an opportunity for my business to purchase the rights to brand the building?

A. Definitely. Subject to town zoning approvals the property does offer branding/naming rights. 

Q. Who manages the building? Is it well maintained and kept clean?

A. The building is owner-managed, has a great atmosphere and is always well maintained and kept clean.
